Market Snapshot - September 2024

As compared to one year ago, the number of sold listings across the State of Connecticut has decreased. This trend has been exhibited in Litchfield, Fairfield, and New Haven counties. While the median list and sold prices are higher in September 2024 compared to September 2023, median list and sale prices are generally less now than they were one month and two months ago. Here is a summary of the market conditions* in the State and in Litchfield, Fairfield, and New Haven Counties for September 2024.


State of Connecticut

The number of sold listings decreased by 13.13% from September 2023 (3,245 homes sold) to September 2024 (2,819 homes sold). The median list price during this time increased by 9.56% from $365,000 to $399,900 and sold price increased by 7.89% from $380,000 to $410,000. Median days on market decreased from 31 to 25.


Litchfield County

The number of sold listings decreased by 9.13% from September 2023 (208 homes sold) to September 2024 (189 homes sold). The median list price during this time increased by 14% from $349,900 to $398,900 and sold price increased by 12.06% from $352,500 to $395,000. Median days on market decreased from 21 to 20.
