Market Snapshot - July 2024
Prices keep increasing for most towns in our area. While some towns appear to have drastic price changes in sold homes from last month, such change is likely due to lack of inventory and a very small quantity of sales. Here is a summary of the market conditions* in the State and in Litchfield, Fairfield, and New Haven Counties for July 2024.
State of Connecticut
The number of sold listings increased by 6.03% from July 2023 (3,332 homes sold) to July 2024 (3,533 homes sold). The median list price during this time increased by 7.69% from $389,900 to $419,900 and sold price increased by 8.75% from $400,000 to $435,000. Median days on market decreased from 12 to 7.
Litchfield County
The number of sold listings (184) remained the same in July 2024 as in July 2023. The median list price during this time increased by 3.1% from $387,450 to $399,450 and sold price increased by 8.0% from $387,500 to $418,500. Median days on market decreased from 14 to 9.
