The number of sold listings have decreased across the State of Connecticut in August 2024 compared to one-year ago. The same trend is being mirrored in Litchfield, Fairfield, and New Haven Counties, with a corresponding increase in median sales price across many communities. Here is a summary of the market conditions* in the State of Connecticut and in Litchfield, Fairfield, and New Haven Counties for August 2024.



State of Connecticut

The number of sold listings decreased by 5.61%% from August 2023 (3,781 homes sold) to August 2024 (3,569 homes sold). The median list price during this time increased by 10.53% from $379,900 to $419,900 and sold price increased by 8.45% from $393,000 to $426,200. Median days on market decreased from 31 to 25.



Litchfield County

The number of sold listings decreased by 6.76% from August 2023 (222 homes sold) to August 2024 (207 homes sold). The median list price during this time increased by 9.23% from $325,000 to $355,000 and sold price increased by 9.59% from $328,500 to $360,000. Median days on market decreased from 42 to32.
